Mansion on Mabel: How We Staged Orlando’s Highest Selling Home in 2021
After some major wins in 2021, the MHM Professional Staging team is ready to start this new year off strong. One of our biggest accomplishments this past year was staging Orlando’s highest selling home in 2021. It sold last October at $12.5 million, setting the all-time record for the Orlando Metropolitan Statistical Area. The previous record was an $11 million dollar Winter Park estate sold in 2017. In a recent article by the Orlando Sentinel about the top home sales in Orlando, the mansion on Mabel was listed at #1.
About the Mansion on Mabel
Master builder Victoria Martoccia built this architectural masterpiece in 2010. Her firm Victoria Martoccia Custom Construction was the team behind this stunning French Provincial mansion. That year it was the Parade of Homes High-End Custom Home Winner. The waterfront property in Windermere has beautiful lake views and views of the Disney fireworks at night. It’s an 11,565 sq. ft estate with 9 bedrooms, 10 bathrooms, and 3 half-baths.
Our Staging Strategy
This mansion on 9225 Lake Mabel Drive was both a challenge and a huge privilege for the team to stage. The key to staging a home of this caliber was to ensure the outstanding construction of the home was the main focal point. For this reason, our founder chose to limit the amount of furniture and accessories. “We wanted all the pictures to showcase the home’s beauty, so we downplayed the furniture,” she said.
The Exterior
This estate is the epitome of elegance and grace. It’s filled with Old World workmanship and gorgeous details. As you pull into the fairytale driveway, you’ll see the breathtaking exterior constructed with hand-hewn limestone. It gives off a smooth look seemingly spun of silk and true brick. The beautiful landscaping and staged luxury cars really elevate the curb appeal. Curb appeal plays a major factor in making a home irresistible to buyers.
The Interior
The interior is just as stunning. As you enter the home, the double bridal staircase captivates you and draws your eye up to a towering domed rotunda. One of the many beautiful features of the home is the awe-inspiring vaulted ceilings. We staged the entryway with two simple benches to balance out the white space. We didn’t want the staging to detract from the gorgeous floor design and staircase.
In the main room, the hand-carved limestone fireplace mantle steals the show. It’s directly inspired by the one in Cinderella’s castle. The long, elegant green curtains add color and highlight the gorgeous architectural elements around the windows. The Bedroom
When staging the furniture in the bedroom, we chose a lot of tufted pieces common in French Provincial design. We chose muted color palettes to complement the brown carpets and green walls. We opted for dark brown curtains to add warmth to the space. The mirrored armoire adds a nice modern touch to the room.
The Study
The study is a classic study room with beautiful, dark wooden built-ins and a winding staircase. We kept things sophisticated with a matching wooden desk, tufted leather chair, and antique chairs with carved details. We added a model ship for the perfect finishing touch.
The Outdoor Amenities
The home is also fully loaded with amazing outdoor amenities including an expansive travertine coped deck, pool, and spillover spa. The property even has a room for event tents, surrounded by herb and rose gardens and lined by citrus and fruit trees. It leads to a lengthy dock and covered boathouse with a lift. The outdoor pavilions are perfect for entertaining. Some come complete with a grill and full bar, and another with a massive fireplace. In the outdoor pavilion pictured below, we chose neutral furniture to keep the attention on the grill and bar area. We used yellow and red throw pillows to add pops of color.
