How to Sell Your Home During the Coronavirus Outbreak

Were you preparing to sell your home when life threw us all a curveball with this novel coronavirus? You are not alone. Many people were in the process of buying and selling their homes when the current coronavirus outbreak reached the U.S. Others have been planning a move for months and are financially and contractually obligated to move forward with selling their home and purchasing a new one. Navigating how to sell your home amid the novel coronavirus outbreak can be tricky. However, thanks to technology, there are still ways to successfully sell your home right now.
Virtual Consultations
MHM Professional Staging is now offering virtual consultations to help you with buying or selling your home. These consultations last between 30 and 45 minutes. They are conducted using Zoom video conferencing software. We’ll be happy to help you get your home ready for market by making recommendations for decluttering, staging, and cost-effective home improvements. We can also recommend key upgrades to your home’s curb appeal.
Virtual Staging
In order to adhere to social distancing guidelines, virtual staging is the best way to sell your home right now. Virtual staging will help your home stand out online so that you can attract buyers, offers, and private showings. Virtual staging uses photographs of your home to add digital furniture and accessories. It allows you to adhere to social distancing recommendations and avoid potential exposure to the novel coronavirus. It is the most cost-effective option for maximizing your home’s sales potential.

Private Showings
If you are scheduling private showings for interested buyers, make sure to thoroughly clean and disinfect your home between every showing. Be sure to have hand sanitizer readily available to everyone who enters your home. Do everything you can to create a safe environment for all parties. Follow the social distancing recommendations and have everyone stand at least 6 ft apart. Also consider keyless entries that can be remotely locked and unlocked, so that buyers and agents can view the home without you being present.
Virtual Closings
When you are ready to close on your house, consider a virtual closing. Effective January 1, 2020, Florida authorized remote online notarization (RON) for real estate closing documents. Before this authorization was passed, you were required to sign documents with a notary in the same physical location in close proximity to each other. Now, notarizations can be performed online. However, participants must be able to see, hear, and communicate with each other. You may be able to use virtual platforms like Zoom or Google Hangouts. Ask your real estate agent about the virtual closing or “eClosing” options available to you.
To review offers before closing, you can also use Zoom or Google Hangouts. These platforms give you the ability to share screens so that you can easily review documents together in real-time. For more information on how to sell your home virtually, check out Redfin’s tips and live stream.
